The Aleksotas district of Kaunas is rapidly changing, and with it, the residential project „Matau Kauną” is growing. The sustainable urban development company „YIT Lietuva” has commenced construction of the fifth building in the project, with future phases planned to develop diverse neighborhood types. These developments are complemented by ongoing city improvements, including enhanced transportation links to Kaunas city center and the development of key public and business infrastructure.
The „Matau Kauną” project encompasses over 10 hectares and is slated to include 34 buildings, approximately 1500 apartments, and up to 5000 sq. m of commercial space. The new five-story building, featuring two stairwells, will be located at Antakalnio g. 42. It will house 40 two- and three-room apartments ranging from 49 to 75 sq. m. The current average housing price in the project starts from 2969 euros per square meter, with construction expected to conclude in 2027.
Residents of the new building will have access to parking on the naturally ventilated basement level and outdoor spaces. Similar to previous buildings in the project, it will feature A+ energy efficiency class, floor-to-ceiling windows, balconies exceeding 10 sq. m, and a „Dalinė PLUS” finish, which includes underfloor heating, recuperative ventilation, and partition walls.
„From the outset, we planned ‘Matau Kauną’ as a long-term project, viewing its development not as individual buildings but as a cohesive territory. The initial phases have established the project’s foundation, and we are now entering a stage where the area will gain more architectural and functional diversity. We aim for the growing project to remain a peaceful and convenient place to live, fostering an aesthetic and functional neighborhood where residents can enjoy high-quality housing and proximity to the city center,” stated Kęstutis Vanagas, CEO of „YIT Lietuva”.
Further Development: Diverse Neighborhoods
Four architectural teams are involved in the further development of „Matau Kauną,” designing neighborhoods with distinct identities. This approach aims to avoid the architectural uniformity often found in large residential areas and to facilitate the formation of smaller communities.
The majority of the territory will feature buildings ranging from 4 to 6 stories, with structures up to 9 stories planned for the northern part, near the slope, offering views of Kaunas city center and the Nemunas River. The central area of the new district is expected to be the most dynamic, featuring a wide range of functions, commercial spaces, and more active ground floors. Other public areas will be quieter and focused on residents’ daily needs.
„When developing such a large territory, it’s crucial not to build many identical houses but to shape an environment where different spaces have their own purpose and character. Therefore, we approach the project urbanistically, considering the relationship between buildings, public spaces, the natural environment, movement routes, and how people will live and feel in this area daily,” explained K. Vanagas.
Beyond Residential Development in Aleksotas
„Matau Kauną” is developing concurrently with improvements to the surrounding infrastructure in Aleksotas and on the left bank of the Nemunas River. The reconstruction of H. and O. Minkovskių streets in the micro-district is nearing completion. The renovated street will feature four traffic lanes, new pedestrian and bicycle paths, and stops for public transport and recreation. Work has also begun on Svirbygalos Street.
A new pedestrian and bicycle bridge is under construction between Žemasis Freda and Nemuno sala, creating a more direct connection to the city center. Construction is past the halfway point, with the city planning to complete it by the end of the year. Nearby, construction of the M. K. Čiurlionis Concert Center is also progressing.
Developments are also occurring south of the residential project. The ALEX Kaunas Innovation Park has established the necessary infrastructure for businesses, attracting new investors and scientific institutions. „Teltonika” plans to establish its technology center here, and the innovation hangar will house activities for the Lithuanian Engineering College.
Integrating City Proximity with Natural Environment
Although „Matau Kauną” is situated near the city center and the Old Town, the territory is embraced by the natural landscape of Aleksotas. Antakalnis Park is nearby, and the project aims to preserve and enhance the connection with the surrounding slopes, forests, and green spaces.
The site plan includes visual connections to the slopes and integrates primary public and green spaces. The internal network of pedestrian and bicycle paths will link to existing and planned city infrastructure, encouraging residents to choose alternatives to cars for their daily commutes.
„It’s important to us that ‘Matau Kauną’ eventually becomes an integral part of Aleksotas, not an isolated residential project. As the surrounding infrastructure evolves and new connections are established, this area is opening up more to the city. Within the project, we want to create an environment that is comfortable for walking, enjoying nature, meeting people, and handling daily needs close to home,” said K. Vanagas.
Jurga Vilkienė, Head of Real Estate Marketing and Sales at „YIT Lietuva,” noted that the project’s appeal is confirmed by the evaluations of current residents.
„The most significant evaluation of the project is how the people who have moved here feel about it. A 2025 customer survey showed that nine out of ten respondents are very satisfied with their choice of ‘Matau Kauną’. We also observe very active demand – a large portion of apartments are sold long before construction is completed. For example, in the fourth building of the project, scheduled for completion next summer, only five apartments remain available. This indicates that buyers value quality housing, a peaceful environment, and proximity to the city center when choosing a place to live,” stated J. Vilkienė.
